Use this checklist before signing any contract.

Before you contact anyone

• Define the scope clearly — write down exactly what you want done
• Research typical costs for your region (online estimates + at least 3 in-person quotes)
• Set a budget with a 15–20% contingency for surprises
• Decide your timeline and identify any firm deadlines
• Check local permit requirements for your specific project

When vetting contractors

• Verify their licence is current and covers this type of work
• Confirm they carry general liability insurance (minimum $1M) and workers' comp
• Check their reviews on a platform that ties feedback to verified jobs
• Ask for references from jobs completed in the last 12 months
• Look up any complaints with your state/provincial contractor board

Before signing a contract

• Get at least 3 detailed written quotes
• Make sure the contract specifies: scope of work, materials, timeline, payment schedule, and dispute process
• Never pay more than 30–40% upfront (for large jobs, use milestone payments)
